LPC Designates the Modulightor Building Apartment Duplex an Interior Landmark

May 24, 2025

On May 20, the New York City Landmarks Preservation Commission designated the Modulightor Building Apartment Duplex as an interior landmark, preserving both its unique interior and the already-landmarked exterior. Located at 246 East 58th Street, the duplex is a significant late work by Paul Rudolph, featuring his signature sculptural style, complex spatial design, and innovative use of light. Built in 1993–1994 as part of the Modulightor Building (home to the lighting company Rudolph co-founded), it is now occupied by the Paul Rudolph Institute for Modern Architecture and is the only publicly accessible Rudolph-designed interior in NYC.

The duplex showcases interlocking double-height spaces, built-in furnishings, and light-enhancing white surfaces and custom fixtures. The building itself, completed in phases from 1989 to 2016, stands out for its geometric facades and late-modernist design.

Two other Rudolph-designed Manhattan buildings are also New York City landmarks: the Paul Rudolph Penthouse & Apartments at 23 Beekman Place, which is individually designated, and the Hirsch aka Halston House at 101 East 63rd Street, which is part of the Upper East Side Historic District.
